Bottom Seal in Anaheim
North Orange County · Same-day repair
View AnaheimSeeing daylight, water or leaves under the garage door? The bottom seal takes more punishment than any other part. It gets squeezed every time the door closes, sits in driveway runoff, and bakes in the afternoon sun. Replacing it is a quick job.

Most modern doors have an aluminum or steel channel along the bottom with a rubber seal that slides into it. We slide the old seal out and the new one in, then check that it meets the floor evenly across the whole width.
Older wood doors often have a flat strip nailed on instead, which takes a bit more work. If the channel is bent or rusted along with the seal, we replace both.
Many garage floors aren't flat, either because they were poured with a slope for drainage or because the slab has shifted. A standard seal on an uneven floor touches the high spots and leaves a gap in the low ones.
The fix is either a taller bulb seal that can fill the difference, or a threshold seal bonded to the floor that the door closes against. A threshold also helps where the driveway slopes toward the garage and water runs in.
A worn bottom seal is easy to spot once you know what to look for. Call us if you notice any of these, and we'll replace it and check the side and top seals on the same visit.
Common signs:
A look at recent garage door installations and repairs for homeowners across Southern California.
Homeowners across Southern California keep mentioning the same things: we show up when we say we will, the work is clean and careful, and the price is fair.
Usually because of the floor, not the seal. If the slab dips or the driveway slopes toward the garage, a bottom seal alone won't hold the water back. A threshold seal on the floor is what solves it, and we can install one.
When it stops sealing. Depending on sun and use, that's commonly every five to ten years, and sooner on a west-facing door.
Yes, on steel and wood doors alike. Steel doors take a slide-in seal, while older wood doors use a nail-on strip. Tell us about your door when you call and we'll bring the right one.
