Types of Garage Door Weather Stripping

The seals we replace:

  • Side (jamb) seals: vinyl or rubber strips down both sides of the opening that press against the face of the door.
  • Top seal: the same kind of strip across the top of the opening. It's the one people forget, and the one that lets heavy rain in.
  • Bottom seal: the flexible strip along the bottom of the door. It wears fastest, so we cover it separately.
  • Section seals: thin strips between the door sections on better doors, which block light and drafts.

The bottom seal wears faster than any other part, and it's one of the simplest to replace.

When to Replace Garage Door Weather Stripping

Vinyl hardens and cracks in the sun, and Southern California sun is tough on it even when the weather feels mild. A seal that's gone stiff and gray, split at the corners, or pulled away from the frame isn't sealing anything.

The test is easy: close the door and look for daylight around the edges from inside the garage. Any light you can see is a path for water and pests.

Keeping Pests and Dust Out of Your Garage

A gap at the side of the door is an open invitation to rodents and roof rats, and they find it fast. Fresh seals close that path, along with the dust and leaves from yard work and leaf blowers.
